Residential Building – Salto Systems Remediation

The Situation

A residential building was acquired by an international property management company as part of a wider property portfolio. The site already had a Salto KS installed; however, the system had been incorrectly installed and was not operating reliably.

The Challenge

Following acquisition, the client contacted TMB to assess the system and determine what could be done to resolve the issues.

An initial engineer visit identified immediate faults, but a wider review revealed that the installation had been completed to a poor standard, including:

  • Insufficient power supplies across the system
  • Incorrect Salto IQ controllers installed
  • Substandard cabling throughout the site

As a result:

  • A large number of hard-wired doors and apartment handlesets were offline
  • The system frequently lost connection
  • Doors could not be securely locked, creating a significant security risk

The Approach

TMB responded quickly by sending an engineer to site to stabilise the most critical issues.

Following this, a full scope of remedial works was identified and carried out on-site, including:

  • Reconfiguring the entire Salto system
  • Installing new cabling where required
  • Replacing incorrect Salto IQ controllers
  • Upgrading and replacing power supplies
  • Installing new control units

Each door required individual assessment due to the inconsistent and substandard original installation.

The Challenges

The site is large, and each door presented different issues as a result of the poor-quality original wiring and installation.

TMB’s team of engineers worked through each issue as it arose, identifying faults and resolving them systematically across the property.

The Outcome

  • All doors were brought back online
  • The Salto system now operates as intended
  • Site security was fully restored

Following the remediation works, the client engaged TMB to provide a support and maintenance contract across multiple sites within their portfolio.
